Documentation

We require the following set of documents to facilitate a redevelopment programme:
  • Development Plan (D.P) remarks
  • A copy of Conveyance deed
  • A copy of Building Completion Plan approved by BMC
  • List of all members of the co-operative society
  • A copy of builder agreement for size of flat
  • A wish list in terms of corpus fund and additional space
  • List of members willing for outright sale with expected sale prices.

Stage -01 Compilation of feasibility report-

Stage-02 Compilation of tender documents

Based on the Feasibility report and amenities agreed upon by the concerned member(s), we draft a tender document that contains the following :

  • Contract.
  • Specification of work/material.
  • Terms and conditions of contract.
  • Offer from bidders.

Stage -03 Pre Qualification Of Developers-

The pre-qualification document consists of the following information on the contractual company:

  • Financial capacity.
  • Technical background.
  • Infrastructure details.
  • Previous jobs and scale of projects.
  • Current work undertaken.

Stage-04-Scritinization of tender documents

Tenders are checked for maximum additional area, maximum corpus fund, maximum amenities, and additional facilities specified in the document.

Stage-05 –Approval of Architectural/ Structural plan for BMC, TMC, KDMC, NMMC.

As part of next step, we prepare the various general or elevation plans for approval by BMC or MCGM. These include the RCC design plan and the various architectural/elevations plans.

Stage-06 Supervision and quality control

An experienced engineer from our team will ensure quality control measures like routine testing of cement, sand, reinforcement and cube, along with cross checking fitment of all amenities according to specifications. Chief executive Engineer undertakes an overall review of project progress, while architect or RCC consultant shall visit the site every fortnight.

Stage-07 certification

We provide the following certifications essential for any redevelopment programme :

  • IOD certificate.
  • CC certificate.
  • Further CC certificate.
  • Approval of plumbing lines.
  • Approval of drainage/sewage lines.
  • Building completion certificate.
  • Occupancy certificate.

Stage-08 Other services

We undertake a host of services related to construction planning, management, and consulting. These include :

  • Project scope definition and planning.
  • Conceptual design.
  • Preliminary scheduling and budget estimates.
  • Preparation of Request for Proposal/Bid (RFP/B) documents.
  • Selection of design professionals.
  • Pre-qualification of developers and builders.
  • Contract negotiations.
  • Owner representation at design team meetings.
  • Review of contract documents throughout design stage.
  • Status reports of project.
  • Oversight of contractors during construction.
  • Review change orders and application for payments.
  • Inspection during construction for compliance with scope and contract documents.

Stage-09- Professional fees.
