Introduction

As buildings age, they develop the need for routine maintenance to be able to continue serving its inhabitants. Apart from the actual repair work, a crucial aspect of undertaking repair and rehabilitation is ascertaining the extent of work required and reaching an estimate before commencing redevelopment.

STAGE -1 STRUCURAL REPORT

  • Visual inspection of each and every structural member such as beams and columns shall be carried out from external.
  • Tapping exercise of all structural members in every flat.
  • Visual inspection of stilt, staircase, common passages, overhead water tank head room etc., wherever found in distress.
  • Conduct Non destructive tests such as 1. Rebound Hammer test.2. Ultra Sonic Pulse Velocity Test.3. Half Cell Potentiometer Test.4. Carbonation test and 5.Core Test if required.
  • Summarize the above data collected; study the cause of the distress, leakages and compiling the structural survey report.
  • Prepare estimated cost for the total repair program.
  • To design proper treatment after identifying the critical area of the RCC columns and Beams which needs urgent repairs?
  • Identifying the critical zones through the photographic exhibits.
  • Identifying all source of leakage, seepage and suggesting the remedial measures.
  • Corrective Supervision on site by trained Supervisor during progress of work.
  • Checking all mixing of material,
  • Ensuring the work is as per the technical specification
  • Confirming the skilled workman at site.
  • Co ordinate with both Contractors representative and society.
  • Maintain daily report at site.
  • Ensuring the schedule of work with time, etc
  • Visits to the site by Senior Engineer / Project Manager as per requirement. Material checking & testing, Quality control and quantity survey
  • Measurement checking.
  • Maintain a Triplicate book for giving instructions to the contractor at site.
  • Trouble shooting and give decision at site.
  • Identifying defects if so.
  • Ensuring the time limit of total work.
  • Documenting the progress of work and giving memo to contractor time to time etc.
  • Hosting meeting with the contractor every week to ensure the Progress of work.
  • Verify measurements and certify the bills after scrutiny.
  • Progress review meeting with the society every fortnight.
  • Giving instructions and all decisions as when required.
  • Giving all technical input.
